Specialty Consulting, Inc. (SPC) was engaged by the Public Building Commission to conduct an exterior envelope assessment for the Center for Green Technology in Chicago, IL. The assessment focused on the building's façade, roof, and window conditions, leading to comprehensive repair recommendations to address the exterior deterioration.
SPC's responsibilities included identifying damaged and cracked bricks, conducting masonry openings to examine the substrate, and verifying the attachment of masonry wythes. The project involved removing brick masonry to expose steel plates, beams, angles, and lintels, followed by replacing corroded steel elements, cleaning, repainting, and installing new flashing and weep holes at the steel lintels.
The scope also encompassed resealing 100 percent of the sealant joints around windows with silicone sealant, totaling approximately 16,265 square feet. Additionally, SPC was tasked with resealing existing joints at limestone windowsills and removing and replacing the existing roof system with a modified bitumen roof, covering about 14,250 square feet. Window replacement included removing existing window systems and installing new fixed aluminum insulated non-operable window units with thermal breaks.
Prior to construction, SPC teamed up with its environmental group to develop a remediation plan for asbestos-containing building materials identified through testing. Design and construction documents were prepared for the complete replacement of the roof, masonry repairs, window replacement, and related interior finish work. The unique challenge of managing the project's environmental and structural complexities was successfully addressed through SPC's meticulous approach and expertise in building restoration.
