Specialty Consulting, Inc. (SPC) was engaged by the Illinois Institute of Technology to replace damaged windows at the Tech Center South building, a four-story structure built in 1963. The building's framing system features exposed reinforced concrete beams at columns, with large steel-framed windows installed between the concrete columns and spandrel beams.
SPC's scope of work began with a thorough field inspection using a boom lift, revealing severely corroded steel frames, dried and cracked glazing gaskets, and perimeter sealants. Many windows exhibited cracked glass panes and deteriorated concrete surfaces on the spandrel beams and columns. The project involved reviewing the original architectural and structural designs and conducting a visual survey of windows on all four elevations. Preliminary inspections indicated significant deterioration in the spandrel beams and columns, necessitating repairs before new window installation.
SPC prepared architectural design drawings and specifications, including repair details for window removal and replacement. The bid documents also accounted for concrete facade repairs and related interior wall and finish repairs. The design required specific mock-up testing by the contractor at the project's start, either at the plant or on-site, to ensure the installed window system met AAMA and ASTM standards for air and water infiltration.
