Specialty Consulting, Inc. (SPC) conducted an exterior facility building envelope condition assessment for the Chicago Midway International Airport, encompassing approximately 960,000 square feet. The assessment covered the entire roofing and façade systems, and exterior door systems and stairs.

The project involved reviewing existing record drawings and documentation to identify building systems and equipment, incorporating Geographic Information Systems (GIS) information to assist with room identification. The assessment included a detailed survey of the building’s general condition, focusing on the structural frame and roof. This involved a professional inspection of the visible condition of inventoried building systems and assets, measured on a condition index to describe their general physical health. Based on the age and condition of each system and industry standards for anticipated service life, the team provided data on remaining service years and costs for replacement, prioritizing justified and required capital improvements for the next five years.

A Life Cycle Cost Analysis (LCCA) was performed for all major building system components to maintain the operation of the terminal complex. This analysis provided total life cycle costs for all project alternatives, comparing initial investment, operations, maintenance, repair, and residual value.
