The Ronald Williams Main Library at the Northeastern Illinois University is a four-story building constructed in 1978, that features masonry veneer exterior walls supported by shelf angles attached to concrete spandrels. The existing Ethylene Propylene Diene Monomer (EPDM) roofing, last replaced in the 1990s, required significant updates. Specialty Consulting, Inc. (SPC) was tasked with preparing design and construction documents for comprehensive masonry repairs and a complete roof replacement with new modified bitumen roofing.
SPC's repair program for the masonry work included the replacement of corroded shelf angles and flashings, masonry and flashing repairs at corner skylights and parapets, and the installation of new vertical control joints. Specific locations required masonry removal and replacement to address structural integrity and aesthetic concerns.
The scope of services involved thorough field investigations and close-up inspections using lift platforms. Inspection openings were created to evaluate the concrete back-up framing, shelf angles, flashings, and anchorages. Special openings were also made to examine as-built details and determine the causes of interior water damage and leakage at the corner skylights.
The unique challenges of this project included addressing the causes of water damage and ensuring the longevity of both the masonry facade and the roofing system. SPC's meticulous approach to inspection and repair ensured the structural stability and improved functionality of the Ronald Williams Main Library.
