UIC Building 975, a twelve-story structure established in 1957, spans approximately 324,000 square feet on the west side of the UIC campus. Originally a hospital, it now serves as a hub for animal research, education, and administration. The project's aim was to develop a comprehensive scope-of-work addressing issues with the building’s façade, roofing, and windows, and to propose a budget for necessary construction work.

The assessment conducted by SPC encompassed field investigations, sample tests, code analyses, and reviews of prior assessments. It included documenting existing conditions through photographs, providing repair recommendations, and estimating costs. A significant goal was to offer UIC sustainable, long-term solutions for recurring exterior problems while enhancing the indoor environment for its occupants.

To address the building’s needs, SPC recommended a range of repairs, including energy modeling for all components, rebuilding damaged brick façades, and performing complete tuckpointing. The scope also involved replacing all 14 roofs, installing high-efficiency windows, sealing curtain walls, and repairing water-damaged interior finishes. The recommendations included installing a new modified bitumen roofing system, thermally broken windows, and rebuilding masonry walls with new steel lintels as needed. Bid documents were prepared for roof, window, and masonry repairs, with SPC overseeing construction administration, bid assistance, and construction observation.
