The project involved extensive exterior renovations of the masonry and curtain wall systems for a four-building theater complex constructed in the 1960s. As a sub-consultant, the primary focus was on structural engineering and masonry repairs for the Play-House Theater building. The services provided included a thorough inspection and assessment of the exterior masonry wall system, evaluating the masonry wall construction, steel shelf angles, and joint systems. This also involved developing repair recommendations, replacing masonry walls, and installing new wall anchors.
Additionally, inspections were carried out on the glass curtain wall and its structural steel members to assess their condition, particularly at the complex's entrance. The design and cost estimation for repairing or replacing the curtain wall system were also part of the scope of work.
The responsibilities included designing the masonry repair work, preparing detailed design drawings and specifications, and assisting the prime consultant with field observations. Key challenges included the removal and replacement of the existing masonry facing with a new anchor system, which eliminated the need for steel angles previously used to support the brick facing. New horizontal and vertical expansion joints were installed, and adjustments were made to accommodate a larger horizontal joint below the roof level due to the elimination of shelf angles.
