Specialty Consulting, Inc. (SPC) was engaged by McGuire Igleski & Associates (MIA) to perform a pre-renovation hazardous materials survey at University of Illinois-Chicago (UIC) Building 623, located at 1040 W. Harrison Street in Chicago, IL. The renovation project focused on window and façade repairs to address water infiltration issues on the 3rd and 4th floors. The primary objective of SPC's survey was to identify suspect asbestos-containing materials (ACM), lead-based paint (LBP), and mold/moisture-damaged building materials that required abatement or mitigation prior to the planned renovations.
During the survey, SPC identified significant mold and moisture damage. In response, SPC developed detailed mold remediation drawings, specifications, and a cost estimate for MIA. To ensure effective remediation, SPC provided construction administration services, which included conducting periodic inspections and collecting close-out documents.
The project presented unique challenges, particularly the extensive mold and moisture damage that necessitated thorough remediation planning and execution. SPC's expertise in hazardous materials and mold remediation ensured that all identified hazards were addressed safely and in compliance with regulatory standards. This meticulous approach enabled the renovation of UIC Building 623 to proceed efficiently, ensuring a safer and healthier environment for its occupants.
