Project Overview

Specialty Consulting, Inc. was retained by Illinois Institute of Technology to inspect and repair the following four buildings located on the main campus.

  • Research Tower (20 stories)
  • Carman Hall (9 stories)
  • Bailey Hall (9 stories)
  • Cunningham Hall (9 stories)

Of the four buildings, Cunning Hall, Baily Hall, and Carman Hall Apartments, built in 1953-55, represent classic exposed concrete framed buildings designed by Ludwig Mies Vander Rohe. The Research Tower is a 20-story exposed concrete framed building built in early 1963.

For all the buildings, SPC performed close-up 100 percent façade inspections from the swing stage to observe and document conditions of distress. Also, inspection openings were made to evaluate condition of shelf angles, anchorage, and embedded reinforcement. The critical examinations were performed, and reports were prepared accordance with the City Façade Ordinance requirements.

The repair program for all the buildings included removal of loose concrete, patching using high-strength polymer concrete, crack repairs, and painting of all exposed concrete surfaces using high build textured elastomeric waterproofing color coating. The scope of our services included field investigations, preparation repair details and drawings, and construction phase services. As of July 2007, the repairs on all the buildings have been completed.
